California Title 24 vs. Federal ADA: Critical Differences

Many East Bay businesses do not realize California Title 24 is STRICTER than federal ADA. Complying only with federal standards will FAIL your California inspection.

Key California Requirements:

Dual Restroom Symbols (California-Only)

Men's rooms need triangle symbol ON door and tactile sign on the wall at the latch side. Women's/unisex need circle symbol ON door and tactile sign on the wall at the latch side. Federal ADA don’t adhere to the California requirements in the same way.

Precise Mounting Heights

Installation height of any tactile signage is 48"-60" measured from baseline of tactile characters (not top of sign). A standard safe heightis considered 54" to centerline.

Grade II Braille Specifications

The grade II braille follows strict shape requirements, which must be dome-shaped (not flat), minimum 3/8" below text, precise 1/32" height, all of which will be verified during inspections.

Character & Font Requirements

All tactile text must be 5/8" minimum height, sans-serif fonts only, ALL CAPS for tactile text, 70% minimum contrast, matte non-glare finish.

Installation Placement

Tactile signs should be placed at the latch side of doors, 18”x18” clear floor space, cannot be obstructed by door swing arc.

Non-compliance can add up to $50,000+ fines, lawsuits, mandatory retrofits, failed certificate of occupancy.
